Originally constructed in the 1920s, this Downtown Phoenix estate has become a thoughtfully revitalized registered historic landmark residence in the Los Olivos historic district. Between 2018 and 2022, new detached buildings were added to the property, the garage was converted to livable space, an addition was constructed on the main home, and the original home underwent a significant renovation/remodel.
The renovation would not have been possible without a true feat of architectural and engineering ingenuity, creativity, and cooperation. At its core, the project aimed to preserve the estate’s original character while elevating its performance and function. The homeowner, Eric Hamburger, and architect Charles Travis called upon Augspurger Komm Engineering Inc.’s structural engineer, Joseph P. Zbick, P.E., S.E. The result is a seamless blend of historic charm and contemporary functionality—a showcase of both homeowner vision and architectural design excellence.
According to the homeowner, Eric Hamburger, “Joe was the exact right engineer for this ensemble project. He accepted every challenge with committed idealism, passion, and expertise – always responding, ‘Yes, we can make that happen.’ And he did, ensuring that the next unorthodox vision embraced had structural integrity.”
The team created a timeless living space honoring history and celebrating tomorrow where century-old brick walls whisper stories of the past and new steel beams usher in the promise of the morning sun, according to the homeowner. The home’s physical shape is classic, stately, and proud, but inside it is art meeting architecture – engineered for the future where life happens and home is celebrated.
Challenges
The project presented significant structural and preservation hurdles that Zbick found both challenging and rewarding. Preserving original structures and retrofitting a nearly 100-year-old home meant working around aging materials and varying levels of prior workmanship, while integrating new systems without compromising historic integrity.
- Garage Conversion: Transforming the original garage into a guest house required creative solutions to manage a large roof overhang, while maintaining visual consistency throughout the property.
- Incorporating Modern Features: Integrating features such as the walkway, oversized glass doors, water features, elevator, and open spaces posed unique engineering demands.
- Load Redistribution: Removing key walls for spatial flow, as well as original portions of floor diaphragms, necessitated repositioning structural supports using steel elements that could be incorporated into the beauty of the home.
- Elevated Aesthetic Standards: All functional upgrades had to meet exceptionally high aesthetic standards, from opal-lit floors to custom architectural features.
- Unknown Existing Construction: As with any existing structure, especially pre-modern structures, you don’t know what you will run into until work begins. Oftentimes, with historic renovations, the design team is required to quickly provide reasonable solutions to unforeseen challenges.
Solutions
Known for his dedication to preserving historic architecture and deep expertise in structural analysis, Zbick accepted the challenge. As an owner of a historic home in downtown Phoenix, Zbick approached the project with both professional rigor and personal passion.
- Structural Integration: Retained and reinforced original elements where possible, supplementing with custom-fabricated steel reinforcement that maintained the estate’s open-concept vision.
- Guest House Engineering: Innovative structural designs in the garage enabled consistent use of steel truss features throughout the home.
- Load Transfer Engineering: Replaced a load-bearing bedroom wall by reinforcing existing trusses with bolted steel channels, providing structural integrity while maintaining the architectural charm.
Led by the architect and the owner, the close communication and collaboration among the team members allowed them to find creative solutions that implemented necessary structural reinforcement while maintaining the home’s beauty and heritage.
Conclusions
The revitalization of this historic Downtown Phoenix estate stands as a testament to what is possible when structural engineering, architectural vision, and historic preservation converge. By marrying old and new, this project not only safeguarded a piece of Phoenix’s architectural legacy but transformed it into a benchmark for adaptive reuse.
Zbick’s work highlights the value of deep technical expertise in navigating the intricacies of historic properties. His solutions enabled a once-fragile structure to evolve into a resilient, luxurious, and livable estate, offering future generations a blueprint for honoring the past while designing for tomorrow.
